The Integrated Approach to Designing & Building
Abdulla Alshamsi of SHAPE Architecture Practice and Research, an architectural firm at the marcus evans Infrastructure & Property Development MEA Summit 2015, discusses why property designers should integrate different disciplines into one model to save time and money.

- What is missing from infrastructure and property developments in the region?

Many of the new developments are luxury apartments and offices, and the people who work in the shops or maintain the buildings are having to live far away, somewhere more affordable, and commute every day. This is leading to pollution, congestion, and so on. City master plans should cater for different socioeconomic levels.

Pedestrian friendly projects are also missing. We need to encourage people to walk or cycle, to lead a healthier lifestyle, rather than drive their car everywhere.

- SHAPE incorporates digital design and production technologies into the design process. What difference does the coordinated approach make?

We use Building Information Modelling (BIM) for three-dimensional drawings that give all the information of the building and materials used. For example with BIM, the thickness hand eight of all the walls is included. If one wall is moved, all the drawings are updated, so human error is reduced. BIM combines all the different disciplines and unites them into one model.

Bigger projects should be done with BIM, but not all designers are using the technology. Studying everything together helps avoid design conflicts and delays, saves time and money, and ensures a smoother flow of construction. The integrated approach identifies problems straight away, avoiding surprises during construction.

We also use technology in our design process to come up with more unique and creative solutions. Designing in a scientific way, but with an artistic touch, helps take it further into the construction phase.

- How do you incorporate your knowledge of the local culture into the design? And why?

When you take a photo of yourself in front of a building, people should be able to tell what region you are in. Different climates require different architectural expressions. Each country also has different traditions and customs. A building that works well in one place cannot just be replicated somewhere else.

Many months a year people cannot walk comfortably outside in Dubai in the middle of the day without proper shading, ventilation or cooling. Designers must have that in mind, while also encouraging a more public life.

- How can developers achieve lower whole life cost?

This is about selecting the right systems and materials for the right project. When building next to water, certain materials are more suitable and would need less maintenance. There are ways to elongate the life of a building. You need to do proper studies, understand site conditions, constraints and budget limitation, and come up with solutions that ensure that longevity through the correct selection of materials for those specifications.
