Preserving Capital in a Volatile Investment Environment

- When the economic environment is so uncertain, how can investors find the path to stability and success?

Markets are highly volatile at the moment and will remain so; this is the new norm. We must get used to it and frame our investing around this reality. The path to success is through buying well and holding for a long period of time through the volatility, until the asset is fully-priced for its expected returns. Stability will be achieved over time as realistic return expectations are achieved.

- How can investors preserve capital in today's economic environment?

Today's lack of investor confidence, global financial pressures and geopolitical issues, coupled with the need to invest and produce returns, has shortened investment time frames and produced a volatile environment. This does create opportunities, however, for those who can identify deep-valued, mis-priced assets.

This strategy necessitate a more concentrated portfolio, with high levels of cash, as greater analysis and understanding of each opportunity is required in order to develop realistic expectations.

- What portfolio management strategies would you recommend?

Investors' portfolios should be heavily weighted towards the assets in which they have the greatest expertise and understanding in. This will ensure that their expectations are more likely to be achieved.

The long-term, deep-value approach is where our performance has been achieved in equities and property. An important aspect of this concentrated strategy is the approach to risk management. We have to get close to each investment, speak with management and understand the business levers in the case of equities, or directly manage a property and its development. This provides us with an added tool to mitigate risk and drive return.

- What long-term advice could you give to investors?

Whether investing locally or abroad, investors must have a good understanding of the underlying assets in which they invest. This means understanding balance sheets and cash flows of corporate debt, sovereign debt, equity or properties, to ensure the expected returns from the asset are possible and likely.

Buying well is also important, as this provides a margin of safety between the asset's returns and the investor's returns.

Maintaining a long investment term is easier if you adopt these two strategies, as they are required to ensure solid returns are achieved.
