- How does BIM add value?

Developers can use BIM to ensure project accuracy, at least from a geometrical standpoint, and mitigate conflicts between the different aspects of construction. It helps improve quality through the simulations that can be performed, allowing developers to analyse and optimise the performance of the building. 4D techniques improve the planning of the construction itself, and in preparing the budget and what materials are required. This way, they can check that the whole project is viable from an economical and technical standpoint.

Once construction is completed, having a 3D model of the building permits better facility management and maintenance. One of BIM's strengths is that it brings in benefits throughout the lifecycle of a building.

- What is necessary to make BIM work? What do infrastructure and property developers overlook?

With CAD (Computer Aided Design), architects have migrated from a physical drawing board to an electronic one, without the need for any further changes. However, to get the full benefit of BIM, processes must also change. This is not a matter of getting the best BIM software and training everyone. It requires strategic planning and identifying goals. Developers tend to make the mistake of not giving their full attention to planning and implementation.

- Who are the different players that need to be on board for a successful BIM integration?

Ideally, every stakeholder and agent involved in the project. All the different trades need to be on board, as BIM checks for interferences. Nevertheless, there are benefits to using BIM even if not everyone is on board.

- How does BIM contribute towards a project's sustainability?

One of BIM's contributions to sustainability is that it facilitates collaboration by involving everyone. It also helps optimise for energy and water, and reduce the building's carbon footprint by analysing the different materials in the design. Many aspects of BIM optimise a building, in terms of its ecological sustainability.

- What role will BIM play in the future?

BIM is just starting. We can only see the tip of the iceberg now. It is difficult to find architects and designers in Brazil who use BIM, but it will be commonplace in the future.
